I live in Northern CA and have an STR in Nashville. These are harder to get now, but my goal was also to enjoy the journey as I have a W2 and don't depend on REI. There are tons of developments around my property including the Oracle campus, so the future looks quite promising.

@Matt Devincenzo Thank you for the suggestion. The tile company was able to find a clause that also allows me to send the invoice directly to them and they will settle it from the funds left in escrow.  I've learned my lesson for future deals. 

Hello BP Community!

I've noticed some homes are now staying on the market a bit longer and even lowering the asking price in some cases. Are there any locals that can point me to recent data such as days on market, list v. sold price,  average price, percent of price reductions, etc. or even first-hand observations? Some of the larger Bay Area tech companies started bringing Employees back to office work in May and some announced layoffs. I'd like to understand if that will have any effect on the market before making my next move.

I am in the market for a vacation SFH and want to do my due diligence. I am most interested in timing, as my goal with this property will be family time not so much revenue generation.

I live just north of SF, last year I purchased a property in Nashville which is currently cash flowing as an STR, pretty much hands off. One thing you should consider if buying out of state, would you like to visit? That way it makes the entire process more fun and it's not solely an investment property. My next move is in Tahoe now that it seems to be cooling a bit and I can rent 30 day plus and use in the winter. I also sold a property in CA and 1031 didn't make too much sense based on my income and opportunity cost.

If you plan on doing NOO STR make sure you do thorough research on zoning. I was able to acquire a property last year, luckily with the killer rates the number made sense. The price of the house was 715K and spend another 30K updating furniture and other repairs.

I live in California, so having a good property manager is key and so far I’m happy with how things are going.  Jan/Dec we’re slow but been booking every weekend almost thru July with some already for October.

East Nashville has many developments in the works, including the Oracle campus so I think it has increased the demand and price quite a bit.

Hello BiggerPockets community,


I am hoping someone can provide some guidance.  I closed on a property last year, we left 1K in escrow in case a repair didn't get completed.  

Unfortunately the seller never made the repair and the title company won't release the funds to me unless the seller signs off on it. My agent has tried numerous times to reach out to the seller without luck. 


Any guidance would be greatly appreciated as well as any recommendations on someone who can help in Nashville.

I have a 4 bedroom NOO 5 minutes outside downtown Nashville. When I was looking, there were 2 or 3 bedroom options with rooftops for similar prices which made ask a similar question. Talking to my property Manager he said 4 bedroom without hesitation, more beds = more revenue. People come for the Nashville experience so many are looking for lots of sleeping areas and close location to downtown.
