I’m curious about Pacaso myself, not as an investment but for personal use.  However I can’t find many reviews other than those posted by Pacaso itself. Would love to speak with someone who has purchased with Pacaso. 

@Luka Milicevic funny enough I live in Santa Rosa, CA and also have STRs in Nashville. I would say Nashville is a bit saturated and STR are having a soft year. Prices have come down, I see a lot of price reductions and still lots of inventory. I suspect you are not familiar with STRs in Santa Rosa ( sonoma county) they are gold mines if you were lucky and got permitted before they started the new regulations. The revenue you can get in this area blows away anything I've seen in Nashville, probably because all the high tech business that is driving distance. Having said that, California is a large state and some of the people that leave simply are looking for more affordable areas and don't represent all of CA. I also have long term rentals here and rents are crazy high, you can rent rooms for close to 2K and I've never had any bad situations since 2006 when I started in REI as a way to park extra cash.

@Cameron G. I would finish your law degree. Maybe you can specialize in Real Estate at which point it can become beneficial for you later.  Otherwise you may get into RE, not like it and end up with nothing.  To succeed you need to be able to finish and often times that means doing things that aren’t fun.

@Daniel Anshus that is what I’m finding out.  Also don’t want to get cornered where new regulations may come after I purchase, which is why I am going to look for a property that can at least break even as a long term rental. 

@Alyssa Strom it sounds like I will be making lots of calls to ensure I’ll be able to get a permit; but hopefully as you stated lakefront properties may be more friendly to vacation rentals.  If you can connect me with anyone that can help that would be fantastic.  I will send you my contact information in a private message. Looking for advice in regards to NOO STR somewhere between Minneapolis and Birchwood. Long story short, last year I sold a property in Northern CA with the aim of buying in Truckee, CA (ski area); however between prices and wildfire risk we are now considering lakefront properties in MN or WI.


My wife is originally from Minnesota and her parents live in Birchwood, WI. Ideally we'd find a property between Minneapolis and Birchwood that we could use while visiting and STR otherwise. I have come across some properties on the MLS that look promising and could cash flow as long term according to Zillow which could be an option as a plan B. Our biggest concern is not really understanding the NOO STR regulations/permitting in the area and access to cleaners.

@Galen Heckathorn welcome to BiggerPockets!  I sold in Sonoma county last year and purchased in Nashville, TN. Due to the lower costs in TN I was able to purchase a newer house, so less maintenance to worry about. The numbers are looking good as a Short-Term Rental and passive as I have a great property Manager. The distance is not as much of an issue nowadays with home automation and ease of travel. Lastly, are you Robin's brother???

I was looking on their site and noticed they spelled “profitabel”.  The small details matter in my opinion.
