There is a business/real estate group that meets at Denny's (Oakland and Powerline) every Thursday at noon. Its been some time since I have been, but also benefited from attending. Let me know if you end up checking it out.

Thank you for responding and providing the information I do appreciate it. I view the forums as social network component of biggerpockets. So yes the answer is probably been answered a million times and could easily have been found, but that would defeat my opportunity to network by asking a basic question that any newbie would have on bigger pockets. If you notice the second line of my post was to hit anyone that has an alert for South Florida. As is, it has lead to several new connections for me.

As stated thanks for the information, I would just appreciate the tone of the response to be relaxed as it would really discourage all new participates to this network site to ask any questions regardless if it has been asked and answered. I am sure almost every question has been answered on this site at one point and taking the time to answer a silly question even if previously answered does help.

I am looking for different resources to find data and information on a particular real estate market. Such as job growth, values, population growth, etc. Is there a good website, periodical or any other sources.

I live in South Florida but am looking to invest in some lower priced markets - Multifamily.

So my business partner and I just closed on our first rental deal. Rental has great cash flow, but being a new landlord I have some basic questions so I figured I would turn to the biggerpockets community. Is it better to have the utilities in the name of the landlord or tenant? My thought process is that if the tenant fails to pay the utilities I would not want to electric shut off by the utilities company. I live and invest in the Fort Lauderdale, Florida area  and having no running air conditioning in the summer months can cause damage to the property. On the other hand having the additional expense could eat into my cash flow. Over analyzing? Thoughts/Advise?
