@Susan Snodgrass numbers are in my profile:) we paid $320k and put about 100k into it. We have lake rights. On north shore. We’ll gross over 100k this year, but I wouldn’t say that is the the norm for the area.

@Susan Snodgrass we have a rental in Arrowhead and just purchased another in the desert. You are correct. It seems that unless you have a top rental in Big Bear the returns aren’t going to be that great. We looked at Big Bear first before investing in Arrowhead. Arrowhead is less saturated, however that is changing. Ours is very profitable and I’ve recently commented on some posts about this. We purchased ours right before Covid and the market has changed dramatically since then. How well yours would do depends on so many factors; type of build, A frames are always popular among guests, size, occupancy, will you allow pets, what other amenities, how much are you paying when taking into consideration above, etc. We plan to purchase another (our 3rd) early next year, and we’d like to buy in the mountains again. My conditions for purchase are really property specific not market specific. I’d much rather have an A+ rental in a B market than a B rental in an A market, if that makes sense. Hope this helps!

Thanks @Erin O'Connor Smith! @Denise H. hope you pulled the trigger on Arrowhead way back then;) property values have skyrocketed since Covid. As far as BB vs Arrowhead. We spent a good 6 months looking in BB before deciding on Arrowhead. We don't have a rental in BB but I did quite a bit of analysis on the market and the median rental income I think is far less than what we've been able to produce on our Arrowhead property so far. Unless you have a top 10-20% property in BB there are just too many rentals in that market to do really well (last I heard over 7k and counting). What I like about Arrowhead is that even though supply of new rentals on the market is exponentially increasing, it's still not overly saturated like BB ...  if you buy a property that stands out (lake views- yes even though the lake is private, A frame, views, etc), I think it will out perform your standard BB property any day. We use our property 20-30 days a year + close for rehab 15-30 days of the year and our on target annual gross earnings is still $110k. Arrowhead has exceeded all my Investment expectations by a long shot. But then again we purchased for $320k. In today's market be prepared to pay a lot more.

@Damien Boulat we are doing this now. I’m pretty sure it’s vacant homes not vacant lots. That’s the way I read it.

@Anthony Galindo we decided not to move forward on this. After running more numbers and speaking with the owner. On a small lot under 10 acres I think it would be difficult to turn a profit. In this case the owner would not budge on putting any money into the property. And at that point you are just improving the property for the owner. I know people who lease large areas 40+ acres close to National parks, etc. and they have dozens of units, ADUs, glamp setups, etc. I think you need scale to make a model like this work

@John D. wow that’s great to know! That (if passed) would certainly put a damper on many of the larger rentals out here, especially ones used for small events, and alternative uses such as multiple units or ADUs … do you know how far along this is? Does this impact parts of Palm Springs as well?

@John D. thanks yes I follow Temecula regulations closely since we live here ... Temecula city is restricted, Wine Country is unincorporated and falls under the County. There will be no regulation in Wine Country ever. Unless Hiltons and Marriotts come to town and start to lobby, which will likely never happen.

@Bruce Woodruff totally and a lot of people do. We just bought a single family on 2.5 acres in Yucca valley near joshua tree. A lot of unpermitted structures out there. We'll likely add an ADU to it at some point. Once we get the single family rented.
This land referring to here is in the Temecula Wine Country (my hometown). The owner is looking to lease 3 acres of it. It would definitely have to be on the up and up.

Thanks .. the numbers would work depending on what we do to it … tiny home/RV rentals in this market can do 40-60k gross annually 

But again would also need land improvement 

Didn’t seek this out, the opportunity came to us so evaluating it. We’ve done extensive research on doing this in the desert and it’s my understanding since the APN has a single family unit on it zoning is a non issue. But of course would have to research this more
