Well, I listed a property with an agent with the main purpose of saving myself time and headache.I live in the same neighborhood where the listed property is and 3 times now the sign has been down. The first time, I put it back up... the 2nd time I let them know and now the 3rd time. Poor pics taken, mls listing that I had to re-direct the wording.. etc etc.I almost feel like I am giving all the input to market this property. What is going on here? She is a nice lady and so am I,  but I am not here for nice, I need to sell. What are a seller's options if they feel the agent is not representing them well? Thanks.

Evictions are definitely a headache and added expense. Sorry you are having to do one. I had to do one 3 years ago and the sheriff and I arrived with my movers.... and the house was still intact with all the furniture neatly unmoved in ALL rooms, closets neatly full:) it cost me... then 30 minutes after my movers started placing items to the curb, here comes my tenant with a moving truck...

Take your time and CHANGE agents if necessary. Ask the agent specific questions.  An agent and lender can can make or break you if they are not the right fit for your goals. Find an investor friendly agent and if at all possible bring cash to the table. Bottom line is this, everyone wants a piece of the pie, study the numbers and be ready to walk away if they do not make financial sense. Best wishes... and follow your gut too.

I would say the same as @Kyle Mccaw. Keep is simple and basic. " Rent will be increased to_____ beginning this date. The lease agreement will be provided to you in 2 weeks. As always, blessings to you and yours".

Be careful in the wording of the contract you sign with each, if they will simultaneously be your buyer's agent.

What do you others do?....I have learned that a routine repair at a rental property can be thrown totally out of proportion by the tech, handyman, professional saying something that the tenants misconstrue  when fixing a problem  after a  tenant calls me with an issue....  So, I tell them (tech, handymen etc) before they go in my property that they are not to discuss matters relating to the repair with my tenants if they are home.

Each agent is of course different and online searches can accomomodate 2 hours radius. In my experience though, most agents know a certain area very well compared to other areas outside that zone....outside of an hour radius, I would find a second agent in that area...my 2 cents. Best wishes.

@Neal Richardson, I commend you on the initiative. I'm sure you have or will cover your bases as far as legalities are concerned! There are and will be many nay-sayers. The power of your vision will be what makes the difference and more importantly so the tangible and documented success of your students. I have 2 teens daughters and they participate actively in my real estate business, I have trained them how to think and act as investors and landladies. When my oldest turns 18, I will put one property in her name and let her manage it, and I am confident she will do a great job... that will be my addition to her university training! Keep us updated.
