@Mindy Jensen, yes, not all tenants are the same....especially in SFH rentals..The lease is always upheld, but one can use discretion as a landlord.People rent for a wide variety of reasons. Some have owned their own homes but are renting due to specific factors or by choice.

@Rob Lane, ...  Now you have me laughing, none of your tenants can paint? Send a memo reminding all of them that free classes are offered at HomeDepot and Lowes.

On a serious note though to answer the Post, my leases state no changes to the property without approval and I list "including but not limited to A, B, C,D...."

My last move out asked me to release them from the lease 3 months early as their finances were tight, I did after a secured a new tenant. The walk through showed one of the kid's bedroom needed repainting.She asked if she could do it herself to save $..I said yes, as long as the finished product meets my standards of great painting. So she took a sample, matched it up and painted the room very well. And all were happy. 

Case in point is, approach your business and tenants as you see fit. I would not do a new paint color change for new tenants at my expense. I do however ensure the paint in all rooms is decent.Best wishes.

Great question and helpful answers.

I'm looking to do a cash out using rental income as the main source and the lender having first lien position ( free and clear properties in a good area).Have had these properties for 2-4 years as rentals. My credit is not great .Any thoughts on a lender that lends in AL that may consider this a workable situation?Thanks.

Pick or choose your online site for  credit and background check. It's usually $29-39 for both. On the reference check, employment check, rental history check....I make those calls personally. Well worth the time of not having a problem tenant. Here is an example, I called the work place listed on the application that I had received 4 days before. The application was true.. he was let go of the day of my call.... literally a few hours before I called. Is that good information to have?

This landlord/tenant scenario has crossed all sorts of lines and boundaries. What do they have in writing? That would be a good starting point for you.

What does your state say about abandoned tenant property?.. If within the law and it's a piece of junk, sell it to one of those companies whose ads I see saying, " we buy junk cars, no title or keys required".
