Post: Medium-Term Rentals in Denver: Still a Power House or Getting Saturated?

I’m seeing a bit of both depending on the neighborhood. Some areas still have strong demand and low vacancies, especially for well-maintained units. But in others, competition is heating up and vacancy rates are creeping higher.

From what I’ve noticed, STRs are still lucrative in prime locations, but LTRs offer more stability overall. Managing tenant turnover and maintenance costs has become more critical than ever.

Would be great to hear what specific strategies others are using to stay ahead in this market!

Totally agree, it really is a different ballgame with STRs compared to traditional long-term rentals. I’ve been seeing that same trend where people either go all-in on something unique or treat it as more of a lifestyle/investment hybrid.

It’ll be interesting to see how things shift over the next year or so. Sounds like you’ve built a solid niche!

For agents in the Denver market, how are your investor clients approaching this current environment?

Are they holding, buying, selling… or just waiting things out?

Always curious to hear what you're seeing on the ground from your side of the industry. Let’s swap notes—what trends or challenges are you noticing with investor activity lately?

Yes, it definitely is feeling that way. We have been noticing longer days on market, especially for the homes that are not up to par cosmetically.
