I just got an offer accepted for my first Real Estate Investment property. I will be assigning this contract for wholesale. I know the next step is the find buyers for this contract. I do not have a buyers list built yet. I may have skipped a step and should have built my buyers list first then got an idea of what the investors were looking for. I know seasoned wholesalers blast out there deals. Since I do not have that network built up yet should I look up companies like Home Vestors to buy my first deal?

No, I was not trying to buy properties off of the MLS to wholesale. I do not know what he was doing. He would throw a few FSBO in there and I sent offers on those properties, then he started mixing them up with the Redfin stuff.

No. I explained to him what I was looking for and he sent over properties that he thought fit my criteria. I ran my numbers and sent him back my offers. Today he asked me to fill out this agreement.

I am looking to buy SFR investment property to wholesale. Yes I have provided POF to the agent. I think he is a new agent and I have been trying to educate him on my buy price in order to flip this to my investors.

Buyer's agency agreement
Compensation. Buyer shall pay firm compensation as follows:
$3,000 to be paid up-front
$1,000 to be deducted off of the first three properties that are purchased. (may be negotiable)
Is this the normal contract when dealing with an agent, who is helping you look for property?
