I have a seller with 3 properties to sell. If we can purchase the first one, I think she will sell the other 2 to me as well. Here is the problem I face. She wants to sell the property and cash out here equity and then lease back the property for a 3 year term. Is there a deal in here to be made? Homes in this area are going for $390/ft. If I did not provide enough information just let me know. Thank you

the photo with the cement floor is the basement. I can't remember what it is called but the black metal strip is what they use to prevent flooding from happening.
Items of concern that will most likely need to be replaced or fixed are..
Roof (About 20 years old)
Electricity (original wiring. Appears to not be up to code and needs to be replaced. Tenants mentioned how they have issues with it shorting out on them frequently.)
Plumbing (original piping and appears to not be up to code. Definitely needs to be replaced)
Building #2
Issues with flooding in the basement.
There is an upstairs to the home that appears to be a newer addition but is not counted on the county records and may not be permitted.
Evident of rodent activity. Tenants mentioned that they keep mouse traps in every room.

@Taylor Hazard Yes sir. There is 2 houses on this lot. I have it under contract. We walked the property yesterday to confirm the room count and estimate rehab cost.
