To address her concerns of an attorney being "too expensive"  I would suggest helping her solve this problem. You can try and coach her through the probate process but you can't offer any legal advice without being an attorney yourself.   So, help her by finding a probate/estate attorney who will accept payment through the sale of the estate upon closing.  Win win for everyone, and no upfront/out of pocket fee to the grand daughter.

@Cornelius Garland thanks for your insight and advice!  I'm slightly confused though.  Do you use listsource as a base for Blipleads or ....

I know that there are forum rules around here about promoting your business but I asked so it should be ok right?!? :)

I like your methodology but how are you going through to find if the if the decedent is still on title?

@Matt Owen you are a step ahead of me.  I am in my last week of class to get my license.  I'm ready to launch my mail campaign, just waiting to slap broker's logo on letter head with my license #.  What @Mark Pedroza said, is the same approach that i used to form a list.  I'd be happy to connect and discuss in further detail, maybe get on a group call with @Joshua Martin for a gathering of the minds ha.  Ill send you a message

@Sharon Vornholt thanks for the advice.  I've connected with an attorney who specializes in estate planning and see HUGE potential here.  

Notice for Creditors is the way to go, I made a spreadsheet of over 400 executors wtih name and address, the estate of____, and date of decree (thought this would be good for monitoring conversion).  Any pertinent info that I'm missing?  I'm hoping that's enough to start a mail campaign.

@Brandon Diaz yes I did mean uncle -tax collecting-Sam.  After re-reading you original post, it looks like you may have already answered this "Even if I buy it at the current loan amount, I would just pay the taxes up myself, foreclose, and have a clean title."

@Tyler Mullen how does one become a professional fiduciary? I'm very intrigued by this comment and would love to hear more!

  @Nick Luongo I'm doing the same thing here in Western CT.  I find some courthouses look at me like I'm a criminal trying to do some dirty work and waste their time while other smaller places ask me if my chair is comfy enough.  It all depends on the courthouse I guess.   Boston only let's you see five files a day!?!?!
