Hey BP,
Looking for some recommendations/intros to experienced and proven real estate agents in the New Jersey Region with expertise in Newark, Jersey City, Union city, East Orange and North Bergen.
Property Criteria:
200-400k Single Families
200-600k Mutli families (3-4 families)
Properties in need of cosmetic and/or large repairs.
I am hoping to connect with an agent who specializes in income properties also (apartment buildings,duplexes, and four-plexes).
New to the NJ market coming from Toronto Canada with a background in Buy and Hold properties.
Visa for 3 years minimum and looking to really get my REI practice rolling in the states.
Any conenctions would be appreciated and please let me know how I can help in anyway.

Good on you to start rolling in REI.
I too live in NYC and have been evaluating an appropriate wholesale strategy to really develop my understanding of the market and network connections.
Through connecting with other local investors, researching trends, stats and market data and adding some common sense to the mix, I don't think NYC lends itself to a strong wholesale strategy.
On the other hand NJ is a different beast. Median price, middle-low inclome neighbourhoods, rent ot own ratios, cap rates, it speaks the wholesaling language.
From what I have seen, these cities lend themselves to this strategy. Some supporting info in the links.

A big piece of getting propoerties that are under contract quickly sold to an investor is defining before hand and having documented details of the specfic buying criteria of your qualified list of buyers.
Not only will this narrow your focus for marketing to certain sellers/properties but when you do get them under contract you have some immediate contacts that would be very interested in taking it off your hands.

Hi Everyone,
Excited to join and get engaged with the BiggerPockets community as it looks like there are tons of value first and go-giving people part of the community.
I recently moved from Toronto Canada to New York City for my job in B2B Technology sales. Over the last 3 years in Toronto I began my Real Estate Investing journey through buy and hold for rent condos in the downtown core.
With the move this year I have decided to put a large amount of focus around building a sustainable real estate investment business starting with a focus in Wholesale to earn my black belt in this market and then transition to multifamily Buy and hold properties over the next 3 years.
I would like to connect with other investors with experience in the Tri-state market as I work towards narrowing my property criteria and neighbourhood of focus for wholesaling. Also, experienced wholesalers that could provide some guidance around what they have experienced in the NYC market specifically Brooklyn/Queens. Finally, I am looking to grow my support team of real estate agents, title agents and attorneys if anyone has experience with great people in these fields that you would be willing to refer.
Personally I believe in the importance of adding value to other peoples professional and personal lives on a consistent basis without expecting anything in return but instead to build a strong relationship. This in my opinion in the foundation of networking.
