Welcome back to Dayton! I think you would want to connect with a few wholesalers in the area to help get more deals in front of you to analyze. There is also the listings here on BiggerPockets. Albeit most aren’t the greatest deals but you can still find some hidden nuggets that will yield good results. I’ll send you a message with some of the wholesalers we work with as well as gain additional criteria from you as we do wholesale and provide some turnkey investments every now and then. Full disclaimer I’m a little greedy and like to keep them for myself haha.

Hey David,
There’s money to be made every where. Even in West Dayton. Just have to avoid the D and F class properties. What I’ve learned about Dayton from investing in it over the past couple of years is that you can’t say one neighborhood is bad or good. It varies street by street. I’m in Kettering, Miamisburg, Moraine, Fairborn for the most part but also in Dayton proper (mostly on the east side) in the South Park historic district area and other parts. You have to find good streets where investors are actively building up or take the risk and be the first one to turn the block around.
We fix and flip, have AirBNBs, regular rentals within Single Family and Small Multi-family apartment complexes. Just have to network and find good deals. Run them by those who you network with and take the risk to get started if you haven’t already. Feel free to PM me if you have further questions. I may not know the answer but I can do my best to help or find the right person who does know.

Hi Jeff,
Great job on the networking side as that is key to success in long distance real estate. I live in AZ and invest in AZ as well as the Midwest. Depending on what your goal is for income generating (I assume you’re looking for cashflow rather than appreciation), there are different routes to take. For Sub 300k, I would look at areas in 85027 and 85053 part of North Phoenix. There are many parts of Gilbert, Chandler, Mesa, and North Phoenix/Glendale as well. I would suggest joining Facebook groups for Phoenix real estate investors. Cashflow is for the most part OK by my standards (look for $300-400 per door)
Personally, I cashflow most from AirBNBs in Phoenix, and I’m a firm believer in the Appreciation upside our market has to offer. My Midwest investment properties (SFRs/Apartment complexes) are exceptional for cashflow and I’m not too concerned with the lack of or negligible appreciation growth. It really just depends on what you’re looking for. Feel free to PM me if you want to chat further on it. Best of luck!

They are a local company, not huge but not little. Kind of in the middle. I don’t personally use them as I have been self managing remotely. Although we’ve grown quite a bit in the last year so we’ll be looking to add a PM soon for our doors. Independence is another good option as well based on feedback from my fellow investors in the area. Give them a call and see what you like vs don’t like. Contracts, tenant placement fee, deposit amount, monthly percentage, etc will slightly vary between the two.

Hey Salvatore - Try to reach out to Outside the box real estate with Cristina Carey. They are good people. Should be able to take care of you depending on your locations. Mostly networking is how I’ve found the best folks. Talking to investors in the area who can you refer you to others. Otherwise, it’s a guessing game on who will do a good job but won’t nickel and dime you or return your calls or your tenant’s calls.

I literally just posted about this topic on my Facebook and IG accounts. Great strategy!
From my perspective, you have two options:
1. Find the deals yourselves via MLS, or marketing to distressed owners and getting them to call you/get a hold of them to make a deal happen.
2. Network and find your wholesalers who have deals for this. Obviously the small multi family deals are harder to find now a days but definitely not impossible.
I did a combination of both to get started but there’s nothing like discussing real estate over a beer in old town to make your connections.
