I'm moving to the Columbia area and I am looking for a Multifamily Duplex, Triplex or Quadplex that I can get using my VA loan. I'd like to stay on the east side of town but am open to looking at anything available.

Thanks for the detailed response that definitely helps and that could make a huge problem for an investment property if you don't have the right numbers.
I was doing some research on the taxes in Columbia SC and the 4% for owner occupied and 6% for investment properties and then the millage rates. I was wondering if anyone would be able to share their numbers or a good example how this effected them in their investment and how badly this could change the cash flow for the property especially if it is an investment and not owner occupied. I'm trying to decide before I buy what kind of property I need to look at in order to be able to account for the tax rate.
@Andrew R. Lucas thanks for the info I'll look into those areas. Would you say the Southeast is better for renters? I was recommended that the Northeast was going to be nicer overall but I still need to make a trip there to check it out. Seems like Columbia has a lot to offer in variety of people and jobs.
I'm looking at the multifamily market and what I'd be hoping to do is renting out at least the other side of my house. I guess I'm trying to see what kind of renter I can expect in the area. College kids? Military? Low income?
Thanks for the info I'll definitely look into those people you both recommended. I've seen in a few places that there were a lot of jobs that were lost recently at the Nuclear construction site. Any opinions on how that has been affecting the market in Columbia?
I'm military and about to get stationed at Shaw AFB in Sumter SC. I'm wondering what the real estate market is like in Columbia and Sumter (Is it a good time to buy)? I'll be looking to buy a multifamily and I'd like to know what the rental market is like in Sumter or Columbia. Also If there are any good agents that work well with investors in the area.
