Give the broker feedback as to why you're passing on the deal.  Ironically, you are not offending them but strengthening the relationship with them.

Yes, I have it.  It's pretty cool and you can't beat the price.  It comes with videos, etc.  I would recommend it.  If you end up buying it, there is a Facebook group dedicated to using his template as well.  I can't remember off the top of my head what the name of it is but if you PM me I can look it up for you.

My group just acquired a 225 unit in Amarillo... We like that market a lot right now... not sure if it's "the best", but it's working for us so far.  I'll let you know if our PM company does a good job... lol.

Definitely good management and go big (at least 75 units give or take), so you can utilize full-time management that actually cares about your property and pick a market that investors will get excited about (assuming you're going to syndicate).  Not sure about the video monitoring question... I guess depending on the market, you will need varying degrees of security.

@Robert Reardon- I recently started a podcast and YouTube channel.  With the content that is ultimately created, I have it transcribed and make a book out of it and put it up on Amazon.  I'm looking to move in the direction of dumping gasoline on my fires (the videos that I create) with advertising dollars on social media.  Not sure if that was the answer you were looking for as far as tools, but that's what i'm using... Hope that helps!  What are you using currently?

@Victoria Tanika Scott- There's a few ways that you can break into this game... Let's drill down a little more:  First, being a fast learner and being teachable is irrelevant.  That statement is backwards.  Reverse your mission so that you can apply your strengths and passion to pour gasoline on someone else's fire and help them.  Nobody cares about you- it's all about bringing value to the other person.  Ok, so how do we do that?  Ask yourself:  What is your superpower?  For example- me, I'm a "People Person", so I enjoy networking and raising capital for my team.  There is also a very important task in this business called underwriting (I believe @Ben Leybovich teaches a class on it).  Do you like numbers?  Do you geek out over MS Excel?  Maybe you can become proficient in underwriting, then offer to help an established syndicator in this department and ultimately get a peek under the hood and get opportunities to see how the sausage is made, so to speak.  Not into numbers?  Ok, maybe you can learn how to raise capital and bring funds to other groups and partner up that way.  That's how I got in with my team.  @Joe Fairless @Matt Faircloth have amazing books on the topic of learning how to be a syndicator and how to raise private money, so definitely check those resources out.  Hope that helps!
