@Joe Fairless has an event coming up you may want to check out.  Ultimate Partnering by Dave Lindahl is pretty good.  @Brad Sumrok also does events.  Those are probably your top 3.

The big thing you are overlooking is that when you buy something in that range of 20-40 units you will struggle with finding quality property management, which is why people go after 100+ unit deals.

You have to link up with a group that has a track record, build the relationship with that group, add value based on the group's needs, then you can ride that group's coattails.  That's how I got started... Good times!

I've used Prospect Now... not sure if it's worth the investment.  I heard Reonomy is good... not sure about the other one.  If you're looking for deals, your best bet is probably forming really good relationships with brokers vs. some software.

That is actually illegal.  The sponsor would need to put you on the GP (general partnership) and also give you some other responsibility besides simply bringing investors to the table.

I have @Matt Faircloth's book... it's great.  I had the pleasure of meeting Matt at the Midatlantic Summit recently... cool dude.  @Jay Hinrichs- Agreed.  Have you had good luck w/ going the family office route?  I've been tempted to explore that avenue...
