That's awesome Barry.  To help guide you... the 3 biggest needs IMO as far as buying apartments are concerned:

#1- Finding deals

#2- Raising capital

#3- Underwriting

#4- Random tasks such as due diligence, etc.

Since it sounds like you have some sales skills... perhaps you can help people w/ #2?

I love where your head is at!  Dial that in a little more...  What is your superpower?  Numbers and underwriting?  Are you a people person?  Can you help a syndicator raise capital?  Are you willing to travel and help with due diligence?

We do quarterly site visits in addition to your typical physical inspection during the due diligence phase.  That's for buying larger apartments, out of state though... not sure if that helps.  Apartment inspections obviously different than for a duplex.

@Skylar Vincent- Why not practice calling brokers to get the financials?  You can sharpen your skills talking to them, build relationships and kill 2 birds w/ 1 stone!  Brokers will send you financials, as long as you can provide solid answers to their objections.

For those of you doing apartment deals in Kentucky, who would you recommend for your inspections (property, pool and roof)?

@Julie Pedraza- I totally understand.  Of course you would have to "sell" the big guys and lead them to believe that you are fully committed and in it to win it, despite the fact that you have another vision.  The reason why I recommended trying to get in with the big guys is #1) for the training and education you would get and #2) access to software that can be otherwise quite pricey.  I hung my licence before with companies (and they were not even considered to be a small outfit, but rather well known) and they didn't even provide a LoopNet subscription for their agents, let alone CoStar.

I know... it's like a jungle sometimes... lol.  Realtor problems
