Thanks Charles. I'm totally against the divorce and would do anything to save it, however, it takes two.
We've only had the property about 8 months so it's community property. I don't have cash either. I'm one of those guys who buys houses without any money!

I'm going through a divorce. Can we sell the house by carrying the note?
I used a hard money lender to buy a house at 65% of ARV, then my grandmother loaned me the money to fix it up. Now that we are getting divorced is there a way to protect this house and my grandma's investment?
Secondly, I'm an investor so between now and the time the divorce is official, how can I continue to buy/sell properties and keep her grubby hands off of them?

I have a hard money lender in place already but haven't had the cash to go out an start buying. Especially considering listed properties take $1,500 deposits and rehab costs come out of pocket.
I have a money partner now who will put up all the cash for rehabs, holding costs, closing costs, deposits etc.... I will provide the deals and the financing.
My partner will recoup his cash on sale and we will split remaining profit 50/50.
What is the best way to setup this business model? Our exit strategy will primarily be carrying the note but we will also wholesale and retail some.
FYI - I'm going through a divorce.

Typically, wholesalers are very green compared to the investors they're pitching deals to. They usually are just starting out in real estate. Like a seed, that sprouts and grows slowly among the mature plants around them so wholesalers are looked at as being amateur, newbie, uninformed. It's all true! But everyone starts somewhere and is green at some point. They do make mistakes, errors, miscalculations, etc....but at least they're learning, doing, and growing.
99% of the wholesalers in my area actually purchase the homes then resell them. They don't double close that often, although preferred.
The smart investors will ignore the bad deals and buy the good ones, regardless who is selling it. The investors who hate wholesalers are like people who walk on newly seeded grass. The smart investors will be patient and work with the wholesalers who actually grow into something rather than trampling them down.

Perry I use the equity feature all of the time and not the time feature. It has been extremely effective and accurate. You may be getting about 1% returned to you as bad addresses but that's not bad either.

Is there going to be anyone discussing an investment model that is based on Carrying the note, and all that goes into managing such a model?
