Hi Max, I would stress what MQ said above. I mailed out 6000 and was overwhelmed with calls. I used PatLive to receive all of the calls but most are suspects because they leave inadequate data. Then I must call back all of the warm leads before they go cold.

Hey Michael, do you have any tips for effectively managing leads and following up?

Listsource always delivers a quality list to me. I believe it was around $1100 for 6000 leads. You can negotiate with them too.

I've only used Listsource from CoreLogic.

I found listsource first then corelogic and was blown away by the many products and services that corelogic has available. I only wish I currently had the know-how to wield the power of all of the resources available from corelogic.

Thanks James. I was just wondering how your conversation went because a stranger knocking on the door wanting to by your house may be threatening. However, I do think it is a great idea if you can approach it correctly.

Sheesh, I'm still trying to call everyone back and the deals have gone cold!

Talk about a bad first impression!

Therefore, I agree with Nick and Chris, scale back to a manageable number.

When I called First American to ask about FastWeb they really didn't know much about it as they don't use it at my home office.

However, what I did figure out is that my title agent can double close and bypass California title companies all together!

I worked for a company before who had their own in-house title company. After speaking with my title agent, she understood that she too could be her own title company and double close whatever and whenever she wants to.

So either way, my title agent can do it, with or without creating a company.

My next goal will be to double close a California property as to support the method.
