I've looked into it as well. I agree with Todd about the junior sized billboards within the neighborhoods you are targeting. They go for about $100/mo where I'm from.

Two major interstates intersect in downtown Amarillo and there was a HUGE billboard that was vacant in that intersection. I would consider it the best sign in the city. I called to get an estimate and it was only $24,000 per year with a minimum of 6 months contract! Not to mention the couple thousand up front that you have to pay to make the sign and have it installed.

I believe the Fed has something to do with it Bryan. The Fed sets the prime rate and if the banks want to stay competitive then they have to stay low.

The government thinks that artificially creating low rates will boost lending however they haven't considered that the banks are "snake bitten" and are keeping their fists tight.

Not to mention that mass inflation would cause prices to increase on everything which would be bad.

Maybe they should keep the rates low on everything but real estate.

If I had to loan (invest) money at 5% for 30 years then I wouldn't be too excited about lending money either.

If the the rates go up then the banks may be more willing to loan.

and a bunch of information about Last Sale and Prior Sale

Regarding depreciation, if a $100,000 house has an improvement % of 80 then would that mean that the house is worth $20k???? or what.....?

At this point in my career cash is king. So, I would cash out then re-invest it over and over again assuming the same time frame of the aforementioned buy and hold strategy.
As they say, "A bird in hand is better then two in a bush."

My strategy would be geared more towards rapid growth in the early stages to build up a large cash reserve, and operating capital so that I could more effectively manage a larger portfolio long term in the future that would be more of a slow and steady growth strategy.

However, if I were you, I would consider taking the offer and developing another near-identical project, sell it, and repeat.

Well if we don't get someone else to represent the "Tea Party" besides Sarah Palin then it would at least "appear" as if we went from Dumb to Dumber to Dumbest! (That is if she's the next pres)

She may not be a moron but she doesn't do a very good job of being perceived otherwise. I may identify with Jed Clampett's values but I certainly don't want him representing them!
