Hello Everyone,

I just purchased a duplex in December.  One of the tenants does not have a lease in place and she has not responded nor signed the one I sent.   Additionally, she has been late paying her rent every month. The property is in Tennessee.  What is the best way to get her out?  Serve a 30 day vacate notice?  Start an eviction?

Thank you @Jennifer T.

Hello Everyone,

I recently had a fire at my duplex.  One side is a total loss.  The tenant has requested a refund of the rent and deposit.  Would you refund the rent?  The tenant won't get much of the deposit back due to multiple repairs caused by their negligence.  I'm still waiting on the results on what caused he fire.  The fire department and insurance are investigating.

Please advise.

I've learned the hard way.  Usually no good deed goes unpunished.  When a tenant falls behind I immediately send them a notice and will follow thru.  I just sent a notice today.

@Colleen Goldstein Thanks.   I intent to stay there when I'm in town, but when I am not I would like to rent it out.

Hello!

I just purchased a condo and I bank financed it as a "second" home.  What are the rules or limitations with renting it out?  How soon can I rent it out after purchase?

Thank you!

More than 2500 miles away... I still manage myself, but if I get more I may consider finding a management company.
