Awesome! Thank you everyone. This was helpful as I had someone telling me to just evict her which didnt feel right. I do like the idea of creating a checking account she can deposit into. This will allow her to do it on her own time without me there while keeping the 2 payments a months.

I don’t see a point in eviction if she is paying. An eviction will set you back a lot. Deal with driving over there for rent until the lease is up, then don’t renew.
I am driving over there twice a month to get each check. 25min each way plus 30min to help teach how to use the innago app and set up her online bank = almost 3 hours a month of my time plus gas money. Time is worth more to me right now as I have a newborn at home. I also may not always be in town to collect rent. So you think I am over thinking this? Thank you for your feedback!

Looking at this now, I should have posted this a while ago... Two months ago a situation came up for one of my rentals. Two of my tenants were arrested, sent to jail, and will not be returning anytime soon. The one tenant left, is able to play the full rent but split. Half on the first, half on the 20th due to SS and penton checks. She is an older that does not know how to use a cell phone, computer, or really tech and doesn't have a car. I mention this because my lease states that all payments, maintenance request, ect. go through Innago. I have been trying to help her for the last two months and teaching her how to use the app on her phone but they are many online items that need set up. She is paying the full amount of rent but I am currently driving 25min(one way) to get the check and help her set up online paying. She is doing her part and trying to set up help from different organizations. I can see the progress she is making but she is not yet approved by anyone for rent help to pay in full on the 1st. I cannot keep driving over there to pick up checks. I do not want to deal with "I sent the money, I dont know what happened" type of stuff.
Are there other options that she may pay with that does not require tech knowledge, her coming to my home, or sent in the mail?
Should I even continue to work with her with the split payments?
Legally, if she were to leave willingly(she does not want to leave) would I have to still evict everyone since the other two are on the lease? Do you know a good eviction attorney in the Columbus, Oh area?

Here is what I did...not saying it is right or wrong, I am a new investor after all. I used a HELOC on my primary to pay for my first property down payment and repairs. In a month I plan on doing a cash out refi to pay it off. I plan on keeping the HELOC and using it as a line of credit for a bit longer until I have enough capital from cash out refi to maintain the momentum. To me it makes sense to use a HELOC for the short term and a cash out refi for the long term.

I set up a rental management account on Zillow last night. Posted my rental. Got 2 interests. This morning I logged on to view the account and it was disabled. I contacted support but have not heard back.
Has anyone else had this issue?
Are there other ways I can resolve this?

For my properties, I always request potential tenants to upload a copy of their most recent pay stubs. I do one set, I've seen other landlords request 2-3 pay periods worth (especially if it is an hourly worker). You can do that on the application editor in Innago.
