I'm just getting active on BP. I've been busy rehabbing two buildings in OTR. around June I'll be looking for a new single family or perhaps 3-4 family. Anywhere within the I-275 loop. Two projects I know right now but can't afford and don't have time for 3 family in 600 center st, Bellevue Ky Single family in 43 Sanders, Florence Ky. Both need work but not huge amounts. The three family is a great life hacking project. Live I. One unit free and rent out the other two to pay the mortgage Same owner for both. Older general man who does not have the time or cash to maintain his properties. Sanders is listed with Tom Reese. A local real estate agent.

I'm an instate only investor. I have not been on the site recently but have been listening to podcasts. Me and a partner have 16 doors in five properties, my brother and I have 4 single families, my wife have has 3 properties I've had my head down rehabbing another 6 units in two building while trying to grow my GC business. And not succeeding very well

John - I've noted that you are from out of state. If your not going to be an owner occupant I'd rather not share it with you. The area does not need more absentee landlords. Even though you are likely a good guy and take good care of your property. This is something for a newbie and someone who will be part of the community.

Be ready to provide tons of info to the bank. Have a GC who knows the process. It's a hassle but doable. Don't get frustrated with all the stuff they will want you to provide (over and over again)

It's a perfect life hacking opportunity - too much on my plate already. 3 - 2 bedroom apts and one rough commercial space. I'm not selling or making any commission on this. I'm just putting it out there as a gift to the world. If you know anyone who has wanted to get started this is a perfect project - you'll needs repair skills and money for materials. Live in one unit, rent the others out. Owner will hold paper for a few years as you do repairs and increase the value of the building. Owner is older and not capable of doing the repairs and does not want to spend money on the building. One apt is occupiable. One needs some cosmetic work, one needs significant rehab (but is livable now - only a scum bag would rent it). The commercial space was an old bar. The city won't allow that use now though.

If you don't own the house then it's not your problem.  If your grandad does not "need" extra money it's not a problem for him either.  Let the guy stay until you either buy it from your grampa or he give it to you in his will.

My partner and I have been investing on our own for about 10 years.  Neither of use has ever read a book or gone to school for it.  I'm a GC and handyman and have been in construction since I was 18, I'm 42 this year.

We have managed to purchase 2 - 2family buildings and purchase and rehab 3 multi-story multi unit buildings in Over The Rhine (OTR).  We currently have two gutted buildings that we will be financing in the next year as we can come up with the down payment.

I listened to a great B.P. podcast last weekend on my way home from a trip and got very excited about learning how to be better at real estate investing.
