Andre, ask up front if who your talking to is the money guy that actually is lending the money. Don't work through a broker if at all possible. Karen was right in her explanation. I made a comment to another guy about DoHardMoney in the post just before yours. Shoot me a PM, depending on the deal I have a pretty good HML that will loanout of state. It's all about the numbers !!!

Edward, I talked to them just the other day and decided not to work with them. They want you to sign up for a fee, they have other related fees that other HML don't. They try to lure you in with the gap funding issue. But do your own DD and call them and ask questions. I'm sure they work for some, just not me. Hope that helps. Also takes them 2 to 3 weeks to fund if they fund?? I suggest finding a local HML that only deals locally and knows the market, most times you get a better rate.

Hi Linda, well for starters your in what seems to be a hot area. I work with 2 very good groups there and a few wholesalers as well. Wayn is right about seminars & such but they are always good to pick up some info just don't buy into their programs. You will find all the info you need here on BP. Tom, whoa, you got busted!!! You should have kept that appointment with Jerry, Oh well. Homevestors certainly has been around for ever and are everywhere but I read an article written by some guy looking to do a franchise and whoa that is not a cheap way to start out. If I had the $$ I wouldn't do it. Nothing against We Buy Ugly Houses, I think I read somewhere the other day they have bought and sold over 50 or 60K homes since they started, WOW !!! Kind of like Tupperware & Avon, would have been great to get in on the beginning !!!

You do know your in the middle of the shale oil boom going all over North central and West Texas don't you. It's going to get stated up in North Central Ok. & South Central Kansas as well. A buy to rent gold mine.

I usually do those long post as well. If you need a construction guy I have over 30 years in all phases andmaybe I can help somewhat if your interested or at least save you some time or $$. PM me if your interested in talking sometime. GOOD LUCK.

Justin: I was in constuction for over 30 years and as far as siding goes Hardi is the best bar none in my opinion. I don't know your area so I can't give you price quotes, sorry. It's not cheap buy it will sell the deal. Again there are to many variables to consider on siding, Hardi is my first choice. Roofing, advertise for a roofing subcontractor, craigslist is a good place to do this. BE SURE to check past work and get references from previous work. You buy the materials and this should save you almost half. BE sure you have insurance coverage. Some subs carry their own. Hope this helps, PM me if you need anything else, good luck.

Doug; Did you read Brandon's post about how to get into RE investing with no $? He left out the experience part. If you haven't you need to read ALL of it and the attachments as well. Pretty much tells you what I've told you already.

Kathleen: I have gotten local rental rates from RE agents & local PM companies. It all boils down to what ROI your looking to make and how much your looking to spend on the properties, also location. I work with a couple of great wholesale firms in Pa. & Oh that offer full turn key properties at really good prices. PM me if you want to talk. Good luck

Damian: Well I'm just the guy to ask about starting over but not with a $100K unfortunately. How do you feel about the Pittsburgh area? I'm hooking up with a guy there that has this RE investing down pat. He has a full A to Z sysytem in place for investors. Really good guy and has his stuff together. Annette, I can introduce you to a nice young woman that's doing some wholesaling in the Gainsville area if that is an area you like. I'm from Texas and not all Texans have a drawl and the last I heard most ALL hurricanes have a tornado or two mixed in, you just never see them plus only the very northern part of Texas get many tornados.
