I put out the sign day 1. If someone calls and wants to see it during construction, that's fine. I don't advertise online until photos are ready.

You will have to mediate roommate problems, common areas, etc.
What if one doesn't like the other? Loud music, slob, always using the kitchen/shower, says offensive things, etc.
What if an existing female tenant isn't comfortable with the new male tenant you just chose?

We only rent to good quality tenants and to do that, we have to offer a nice place to live. I don't think all tenants are lower class people just because they rent.

I bought a home that has laminate flooring in the bedrooms, but they did not do the closets. It has old carpet pads that obviously need to go.
The options I see is to put in new carpet or paint the slab foundation. Which do you think is better?
This is for a rental.

Make sure your Zillow listing is top notch. Hire a professional photographer instead of using your iphone. Should cost you $100 which you can use over and over every time it comes up for rent.

That's the beauty of having them all on one lease. If one stopped paying rent, it's not your problem since the other 3 need to come up with the difference. All you care about is if you get the one check (and insist on one check). They will self evict the bad egg and get a new one for you.
If you rent out by room, then you have to deal with roommate drama, common areas, etc.
