Try Del Valle. Great place to start looking for investment properties. Also 78724 out off of highway 969 would be a really great place to look. Property values are still pretty cheap but it is the fastest appreciating zip code in the area. Also 78744 and 78610 would be worth looking into.

Only 50 dials per day? It should really be more like 300 dials per day to equal about 30-40 contacts which might source 1-2 appointments.

I'm surprised. Granted, the LA market is tough but i'm still surprised you only took one listing. I cold-called in Manhattan Beach and Redondo Beach for 6 months and sourced about a dozen listings. You have to have a thick skin out there. I am sorry that you had such bad luck.

Yep. The comps support these prices. I originally had 10 of them but his son-in-law bought one and his neighbor bought the other two, all three went for full price. It's amazing property. If I could afford it I would buy one myself.

The values are good. I acquired this from a developer that decide to retire before the project was finished and the prices were already set. I originally had 10 of these properties but the son-in-law bought one and then two of his neighbors bought the other two at full price. These are unique properties and I wouldn't really say they are in the country. They are 30 minutes from downtown Austin, 15 minutes from San Marcos, and 5 minutes from Kyle right off of I-35.
