@Joe Villeneuve your insight is always helpful ! I still plan on attending one of your clubs meetings very soon. I've also been thinking about trying option contracts to start because I don't have a lot of upfront money and I don't have good credit at the moment. I just need to get to some REI groups and find out what people with the cash are looking for.

@James Wise some of the techniques do seem a little far fetched but they probably weren't back then.

I'm finally getting around to reading Multiple Streams of Income and he talks about 5 No Money down techniques you can use to buy real estate. I realize this book was written a while ago but I'm wondering as anyone had success with the "ultimate paper out" technique or divide and conquer ?

It's not that bad in Michigan I'm finding that some of these properties are in way better condition than REO's usually are. I've also heard that banks are hiring contractors to fix them up a little before putting them back on the market.

@Michael Quarles I haven't had a conversation with the seller I'm just asking a question in a forum trying to get answers from people who have been doing this a while.

@Walt Payne I get what you're saying. Just trying to see if anyone actually does this or do they leave properties that are listed with agents alone. I guess I should go after expired listings to do option contracts.

I have a question there's a piece of property that I want to do an option contract on but it's listed with an agent. The property has been on the market for over a year. Has anyone had success with getting the seller to cancel the listing contract and taking the option contract ? I'm willing to give the seller the 6% commission he was going to pay to the agent for the option contract. Advice and suggestions are welcomed !!!

I started because I believe it's the only way for me to gain financial freedom and give my kids a great life. I've never been a fan of the 9-5 thing and I'm only doing it now because of my children. The goal is to be able to walk away from the 9-5 and pursue real estate investing full time and still work as an agent for other investors. Sometimes I think that I'm 27 and I'm probably starting too late but I think I can still be successful with hard work and persistence.
