I'm a REALTOR here in Southeast Michigan looking for an investor to work with on a mentoring basis. I haven't had the chance to attend an REIA meeting yet but I plan to very soon. In the mean time I feel I can add value to a relationship of this type with my access to MLS and the ability to look for deals for you and in turn I would like to learn more about rehabbing and flipping homes.

Another suggestion is to find someone you trust who also has a small amount to invest and do it together.

I keep getting mixed answers and information regarding the requirements for a HELOC. I'm thinking about getting one on my primary residence to buy another investment home and I'm trying to figure out is credit based or just based on what your home is worth. What's your experience for those of you who have taken out a HELOC on a property ?

Fellow agents how long do you think one should stay with a broker before deciding to switch if things aren't going right ?

Because you never officially had a listing agreement with him he can't demand anything. I'm an agent and if I was in that situation I can see why the agent is concerned but he has to keep in mind that at the end of the day it's business. Interested in knowing that if he didn't react in a negative way would you still work with the agent since you're now licensed or do you feel like you no longer need the agent at all anyway ?
