Hi Jonathan Schwartz I just listened to a BP podcast about luxury house flipping with BP member Will Barden he talks about this and the podcast as a whole would probably be very helpful since this guy flips high end properties in So Cal.

Hi @Richard Harrington you have two viable options my main concern is that do you think you can get $1425 a month for rent ?  If you can then I would probably go ahead and hold it a little longer to gain more equity.

Hi @James Lee there are many ways to get listings most common I would say would be to market and prospect to potential sellers in an area. The amount of money you make is determined by the commission percentage that you negotiate with your seller. There isn't a going rate or a normal % everything is negotiable. Hope this helps !

Hi @Kyle Kelley you do not have to be a resident of the state you're licensed in you just have to meet their requirements to become licensed. Every state has different requirements some are  a little more difficult and take more time to be licensed. There are also states where if you're licensed in that state another state will recognize the license in their state as well. You just have to research the requirements of where you're looking to be licensed. Hope this helps !

If you find it on MLS more than likely the seller has a listing contract with an agent which means you have to contact the agent. The agents on both sides of the deal get paid from the seller unless a broker you're buying with has an additional fee which some do but most don't. When buying it doesn't hurt to have a realtor/agent because you're not paying for their commission.

I would name it Josh Bryan Realtor I'm a big advocate for branding yourself and not boosting the company because in reality you are a company yourself.

These are all great ideas personally as an agent I usually do the first set of comps for free for an investor any repeat people I try to then build a relationship so we both can benefit. The benefits I look for is being able to learn more about investing and getting referrals. It's not always about money for me if I can gain valuable knowledge.

Thank you Donny Trana and Brian W. I'm currently testing zoho but I don't like it. And after more research I am going to go with Top Producer it's what my broker recommends and I like the integration they allow. Thanks for your suggestions they were greatly appreciated Brian W. How much do you pay for Top Producer ?

Just interested in knowing what CRM's are the best for real estate agents to use ? I've trialed a few and I haven't really found anything I liked yet. All suggestions would be appreciated.
