Let me know how it goes for you, Paula. I'll be buying a multi-family next year for my first home purchase.

I've pre ordered the book. My wife and I are a little younger than Scott, so it's great to see folks our age who are killing it!

I'm just curious how many wholesalers here have had success in the area driving for dollars?

If they give you ARV numbers, make them PROVE them with CMA's
If they give you costs to rehab, make them PROVE it with WRITTEN bids from contractors
See if they have E&O insurance if things go wrong. Bet they don't.
NEVER give them cash
Most are fly by night. One of the most common reasons agents get sued is fraud. What protects you from these guys? Another common reason agents get sued is misrepresentation of value. What protects you from these guys? Most of these guys are "wholesalers" because they don't want to get an education and they don't want to be held accountable. Most have no money and this seemed like the EASY way to cash.
Thanks for that John. I was looking into doing wholesale in addition to purchasing buy and holds. Looking to get my first buy and hold within the next year or so, but I figured I could try starting out with wholesaling. Some folks may not like your post, but it was great information for prospective wholesalers to know exactly what they need to have covered when approaching serious investors.

In reference to Marc & Cimarron, would love to connect with all of you! My company wholesales throughout all of Florida but would love to have some boots in the ground all over and maybe JV on a couple deals together. I've made a lot of costly mistakes in the beginning as well that maybe some of you can learn from. Feel free to reach out if interested! Happy investing everyone.
Gabe
Sounds good. I'll be down in Palm Beach this weekend visiting my folks. If you're around, let me know.

Welcome Dion. I'm from Palm Beach, but I currently reside in Orlando. I'm looking to get in the wholesale and flip game before transitioning to purchasing buy and holds. I'm looking to do some deals down there in the area right now. Get in touch with me.

Hi Jessica. I'm new to wholesaling as well and have also been told by a mentor of mine it is much better to shop for deals first before. That's the approach i've been taking instead of focusing my efforts on building a buyers list first. I find it's much easier to peek the interest of buyers once you come to them with deals already available!

What's up, Kevin.
I'm from Palm Beach, currently resider in Orlando. That the same strategy I have in mind. Long term, i'll be picking up buy and holds, but hoping to start with wholesaling. I've spent the last year or so learning, so i'm just searching for deals at this point.
Best of luck.
