Hi All,
I am impressed there are so many aussies on this site, 
Loans to foreign nationals without permanent residency and credit history is a challenge with Banks, but not with certain investments funds. I do happen to represent one who has a special product for foreign nationals.
On the investment side, I am big proponent of Texas obviously because of a good mix of decent cash flow and appreciation, affordability, no state income tax and great landlord laws.

Hi Emmanuel,

As a frenchman, former oil and gas industry professional being paid in far away countries, and long time investor in Houston, Texas, I understand the challenges related to fitting in the box of US lenders. I have found a solution around these issues, one of my company's activity is to broker investor loans for foreigners. As an Australian, you have a big advantage that all your statements are in english which makes it much easier.
We also handle loans from chinese nationals with very common name and we manage to make it happen...

Bonjour Bernard,

I have been investing in Texas since 2006 and I built a rental portfolio there. I would highly recommend Houston rather than Fort Worth or Austin. Thanks to its now diversified economy, Houston is the economic power of Texas. You can still get great yields while enjoying appreciation.

Texas has a very landlord friendly state on top of all.

I am french too but don't invest there, I only invest in the USA and Texas more specifically.

France is great for appreciation in my experience however the burden in tax and tenant law hurts the investment.

Hi all,

Your expenses seam high compared to what we see here in Texas. 
On the other end your laws are more tenant friendly and it is harder to show property while occupied there, it is also harder to make the tenants responsible for repairs.  I guess that is why your vacancy and maintenance are so high.

If you feel adventurous, there are many options for you in the US for better returns.

Hi Carol,

A good option is to rent it and do a cash out refinance once rented. You can use the proceeds from the purchase other investment properties.
Indeed Florida returns are higher than Quebec's but lower than Texas's :) (Everything is bigger in Texas).

If you wish to purchase multi units, you will get larger buildings here in Texas than in Montreal. 
I help international investors purchase and finance residential and commercial properties here in Texas. 
Montreal is a value play, here, it is a mix of value and yield (the CF will be better than what you have).

Bonjour Frederick,

Have you thought of venturing outside of Canada? Financing options and returns are higher here. As well the laws are more landlord/owner friendly.
I help foreign investors invest here in the Texas both in residential and commercial properties.
