There is an active lawsuit against Mr Djuric in Harris County. It seems small-patato. Based on his claim of net-worth above 100M, it is strange that it has reached the lawsuit level.

Hi,
I own a few seller financed notes and I am looking for an inexpensive software to manage the production of statements and end of year report. Does anyone have any recommendation? I am finding a lot of softwares for the owners of large amount of notes but not for the small investor.

The power of the federal government are high. There are some notification duties that the lenders has to the IRS prior to the foreclosure. Although you are right that often they don't redeem, the worst case scenario is actually that the lien stand due to improper notification. In which case you will need to deal with the IRS directly on their own schedule and you are really in trouble.

The tax code is made to favor taking on more debt on your properties. Investing for tax benefits should not be the prime reason but simply the icing on the cake however.
What I found typical is for people to lower their leverage as they age. If all your properties are paid off, there is not much risk in owning rentals anymore.

I attended a local seminar from the head of the Houston SBA. Once you apply, you are in line and your app# is all you need.
There is nothing to do, they will contact you when your turns come.
What I don't understand and will not say or respond to is what happens if they run out of money before your turn?
I did not see any prioritization criteria either. If anyone actually got an EIDL approved, please share the process you went through.

I am building up a loan portfolio and was looking for a servicing software, I could only find some that start in the $200 per month which is high for my volume. Does anyone know of a good system that is affordable and allows tracking escrow + generate all the reports you may need?

usually it is the lender that is concerned about checking the background of the borrower.
3% seams extremely cheap.
We don't lend bellow 50k ourselves and tend to charge more for small balances as there is not much money to be made for the lender on small deals.
