I'm going to a meting in Van Nuys every Wednesday at sizzlers between 11:30 and 1 PM.

@Michael Costanzo. I live in Los Angeles an I will buy that deal any day but probably I would not buy it in Indianapolis, or other markets that don't have much appreciation.

You pay rent of $1450/month, is your current place better or worst than the one from the duplex that you are buying?

From the $2100 a month $550 will be principal pay down, $1350 the rent from the second unit for a total of $1900. You loose $200 a month plus the maintenance that comes with home ownership, if you continue renting you lose $1450 every month.

In 10 years from now if you continue renting how much do you think you will pay in rent? How much would be the rent for the 2 units?

@Christy Jimenez there is a weekly lunch on Wednesdays in Van Nuys at the sizzler.

Also check out women's invest club, they have a meeting every 3rd Tuesday in Glendale and 

Club In Action (CiA) is held every 3rd Wednesday in Burbank

Hello BP,

I got my real estate license a month ago and I'm a Realtor with Keller Williams in Burbank. I've been investing for many years and I decided to get my real estate license to have access to MLS and be able to help other investors in the area (Glendale, Burbank, SF valley, and surrounding cities) to buy properties.

I’m a buy and hold investor and I like house hacking strategy.

I can give you some bad news about Indianapolis if you are interested :).

I started investing in Indianapolis 4 years ago and I had good and bad experiences. Make sure you have enough cash reserves to get over the bad experiences, at the beginning when you have just a few properties, one bad deal can make you loose all your properties if you don't have enough cash reserves.
