Do you plan to sell the property in the near future? I plan to keep them forever. I'm sure that they will be worth more in 10-20-30 years than today. 

With the low interest rates and with a rent of 2k+, I'm sure that you can find something that makes sense to buy. It's not easy to find a deal these days, but if you keep looking, you will find something.

Hi @Account Closed. Welcome to BP.

I purchased a duplex last year and live in one of the units, very happy with my choice.

Your numbers look much better than mine, I would buy it.  

Do you really need a property management company for the unit next to you? I think it's ok to account for it in the analysis but for the time that you leave there you can save the $130 a month.

Why do you want to sell in 5 years? Hard to say what is going to happen to the value of the property, but I don't think that the rents will go down. Worst case you keep it for another few years and get the extra cash flow.

If for some weird reason you decide not to get it, I would like to know the address :D.

I'm a member of womeninvestclub and I attended a few of the Club in action meetings. That's how I know about the dates, I'm on their email list.

As of yesterday I have a new AC system installed with the help of @Josh C.. It was a very pleasant experience working with him and I'm very happy to be part of the BP community - it makes the real estate investor life much easier.

@Ashley Mullin. Do you do the work or you have someonee else do it? I think I have to replace the entire system. What do you think about what I was told?
