Hi Pradhap,

A personal umbrella policy will cover your rentals as long as the deeds are under your personal name.  Each insurance company has it's own rules on how many rentals they will cover on their personal lines umbrella.  There are some companies who will do more than 4 properties but if you plan to purchase more investments, I'd start looking for a stand-alone policy.  I have one company that will write a personal umbrella for up to 30 properties.

Or, you can go the commercial property package route.  That's what NREIG suggests because that's what they sell.  Though the liability coverage is there for all of the properties, sometimes the coverage is not as good.  You would want to make sure you find out if there is replacement cost coverage and what perils are covered.  There are many different options and companies for this type of policy.  When you start getting into 10+ rentals, this is usually the most efficient route.

Hey Todd,

I understand your frustration but it can be as easy as you think. There are now a few carriers who have package property products that you can 'somewhat' manage through an online database. As an agent, I still prefer to have my clients email me the requests so that I make sure the properties get properly covered. But they can also view the property list and print declarations any time. I have two relationships. One is through All Risks and the other is Seattle Specialty. I believe both have to be accessed through an Agent but I could be wrong. Also, they won't create an account for anyone with less than ten to fifteen investment properties. Another great aspect is that you can insure occupied and vacant on the same package.

Is the mortgage company asking for full replacement cost coverage on the home?  That tends to make things harder.  However, there are still options.

Hi Pedro - I wouldn't have even given my client the prices for the other options considering the cost difference is so little.  $1M is the way to go.  Your liability exposure is so much higher with a rental compared with a primary residence.

@Ryan Moore, it depends on whether the buildings are on the same deed or not.  If they are all on the same deed, they can be insured on the same policy.  If not, they should be insured separately.

Hi @Samantha Soto,

You would only put the two buildings on two separate policies if they are deeded separately.  If both buildings are on the same deed, they can be insured on the same policy.


It is common for most standard carriers to not insure more than 4 rental properties or more than 8 units total.  There are some that will go beyond that though.  Safeco and Liberty Mutual come to mind.

Hi @Jeremy Blackman,

It depends on the insurance company and how you have it insured.  There are companies who will insure homes on standard homeowner's policies with a business entity listed as the first named insured with no impact to the premium.

Same here. Never any issues with SFH or Deplexes in Ohio.
