Not sure about this. I know lawn company that successfully had a lien on a property for non payment. It was an owner-occupied property however.

Have a lawn care company saying my tenant owes him $205 and won't pay. Because of that, he's threatening to put a lien on my property unless I pay him. I'm of course trying to get the tenant to pay as my lease says he is responsible for the lawn.

2 questions...

1. Can he put a lien on my property?

2. If he can, should I just pay him, then post a 3 day eviction notice?

Never had this issue come up before 🤷‍♂️

Assuming cost isn't a factor, any national mastermind groups that are worth the investment? I usually shy away from these type of things since so much can be learned online and at a local level...but I'm now at a stable point in my investing career where I need to take the next steps. I have capital to deploy, enough cashflowing SFR's at the moment, have done successful flips, and been a HML. I only want to focus on two-digit or three-digit+ ROI's going forward. I can continue to do it slowly in my area, but would like to speed up the process if possible (and learn more from others) by networking with only high net worth individuals who can maximize ROI's consistently and legitimately.

Anyone seasoned investors have good or bad experiences with these types of groups? Any other suggestions are welcomed as well.

UPDATE FROM DETECTIVE:

"I interviewed both kids today. They both confessed. I will get with the juvenile prosecutor and send everything I have to them. In the mean time I need you to get written estimates on all the damage that they caused. And how many windows did they break or cause damage to again?  That way when the prosecutor calls you, you can email them the damages and ask for restitution."

Quick update from detective:
"I talked to the SRO at the school and I have a name on both of these two juveniles. I will attempt to interview them at the school on Monday. There is no school tomorrow. I will also get there contact information including parents."

Hi Natalie,

Thanks for the response. I've answered some of your questions previously, but to get to the other ones:

1. The damage is over $1500. I just haven't pulled the trigger on it since the kids haven't stopped yet.

2. We have video of kids running away, but not in the act...yet.

3. The city's code enforcement has been notified re: the boarded windows, and they understand the situation. No fines

One neighbor had the same problem. Said they eventually just stopped...but he's let the bushes and trees completely overgrow the front of the house so they couldn't even hit the windows now

They are usually pieces of the road/asphalt. Not sure where they are getting them, but the one day they saw me (before running away), they were reaching in their backpacks for something.

There also have been some limestone pieces found from a neighboring driveway.

After multiple holders being ripped off the wall, I started removing them altogether and patched/painted the area. I just buy the $10ish metal TP stands. Tenant-proof and problem solved ;)
