I just started to attempt this now so we'll see how it goes... I'm in the Midwest and live alone (and don't mind some risk). I keep roughly 30 doors (some are paid off...but that may change).
It may be a bad move on my part, only time will tell, but I could no longer handle the egos in the corp world as it was very much impacting my mental health.

So I took the plunge at 45 yrs old and said bye to my W2 job. I've been on their Anthem plan for awhile. It looks like I can get a fairly decent plan for myself through Anthem (low deductible) for $450ish/mo.
I'm still shopping around, but any cost estimates and/or recommendations for those only insurance themself?

Have a prospective tenant asking if we're familiar with Rhino?...more specifically in regard to their security deposit insurance. Anyone here know about them/have tenants use them?
From what I can gather, the tenant pays them instead of the LL for the SD and they cover any damages or lost rent? Their website isn't the most landlord friendly either. 🤷♂️

If she's a good tenant, collect the late fee every month and leave it at that. For me, I love the extra $50 a month.
The cost of a vacancy (assuming you'll have to spend money on repairs, holding costs, etc. to get the next tenant in) may not be worth it.

Come to the Midwest, damn near every C/D property is still 1%+. That said, it doesn't make it a good deal on its own.

He's pretty hostile at the moment. I have a feeling he'd just deny the check was good. Wondering if I could just pay the Recorders Office or put the money in escrow with Clerk of Courts?
