Know what you requirements are up front and treat everyone the same according to those parameters.   Dont say not to a person with a dog , but then yes to another candidate with a dog.  Either accept dogs or do not.  All in the name of staying out of trouble with fair housing.  Make decisions on your criteria and put the criteria in the ad.

Was the rent paid on the first?

Sometime a tenant moves in on the 10th, pays on the 10th- that payment would not be paid until the following month since the Funds will not have cleared by the time all the owner owners are paid for Feb.

Next month you will get the Feb and march funds.

We require renters insurance and proof there of before we give key.   WE also require them to keep it updated and we do require prrof of that.  We do keep track...

There are so many out there. WE just compiled our own with the use of an attorney, using all the ones we had in the past but adding all the new language regarding bedbugs, rent control for SFR, etc. Took a while to get on just as we like it.

When you find one, make sure it is california specific and has wording on the info above.  Make sure it is clear who pays for what regarding utilities, gardener, pool service, pest control, etc.   LEase breakage fees, damage deposit, pets allowed- deposit or rent? etc. 

Do al the research . It will be worth your time to do it right and not end up with a substandard lease.  Also first time renting- ake sure you take photos of every single item in the house- every door, drawer, remote, etc. to show condition.  Best of luck

Managing a rental is work. You can do it yourself when you know the laws, but make sure you do it.  Too many calls from owners on the wrong side of this and paying many dollars to make it right- after the fact.

Try to accommodate their times as much as possible and hope they will "dress" for the showings.   Make the appointment and go show the property.   We do have a clause for a $50 fine each time the refuse a showing.if they are being unreasonable

Does the lease state that the tenant pays the utilities?  If so, let them know they need to pay asap and they need to put in their own name.   

You need a very clear lease on this.

Out of state tenant always paid on time.   left after 3 years and let me know he replaced sprinkler timer and other small stuff, just to let me know it was done, but not asking for reimbursement.  Bought the house down the road.   came to visit and house was imacualte.  ahh

We invested in some areas and bought homes for $15K in indiana. The homes needed new roofs, siding, all new plumbing, windows, etc and everythign cosmetic.  If you are ready for this type of rehab and cost, you can get some good deals, but you've got to know what you are getting.

I have a property on 2+ acres in the middle of what has turned into high density housing area. The city has changed the zoning of this property from residential to office/industrial/high density. so this could be a great opportunity for a developer.  Need to get this offloaded asap.

Does anyone have a clue as to how to find these developers - other tahn an MLS posting?

The home is no longer functional as a residence- way too damaged, not worth repairing.
