total of about $7000 ( $5000 due to contractor issues, $2000 due to electrical issues found later) more than it should have cost me. First contractor walked, second was paid in full by my 'helping manager' ( my fault for trusting someone else with a property inspection and payment) without walking the property so when I came home two days later from Baltimore and discovered this I had to hire a 3rd contractor to fix and finish everything else since the 2nd contractor wouldn't honor his work.

Some of the overage was due to all the electrical nightmares we found when the city required me to remove the sub-panel from the garage and place it in the house. This opened up some serious issues but if was overlooked the house would have eventually burned down.

My uncle would check on the property when he could but since he works for full time for another investor it was hard for him to make the time.

We are in discussions about him working full time for me when I launch my renovation company because we work well together and he is very good at what he does.

Hi Annette,

Here are links to two of my rehabs. 'Pearl' was rehabbed completely by my uncle and me in a total of about 1 month (spread out over 3 months of weekends and some nights)

Atlantic was the first project I hired contractors (a term to be used loosely for this project) so it was a learning experience and if not for my uncle and me, it wouldn't have come out correctly in the end as we had to hold their hands, and had a total of 3 crews in the end. It was difficult as I was actually working in Baltimore and checking on the progress every other weekend when I came home.

Some people are just hacks.. more the reason that my company expansion has a service people need.

And speaking of which, I am actually launching a renovation company and hope to be up and running in about two months.

Welcome to BP Andrew. There are alot of Michigan investors on here. Not sure how many up your way.

One book I would highly recommend reading if you havent already is " Rich Dad, Poor Dad" by Robert Kiyosaki.

To be successful in Real Estate and in life you nees to first change your thinking. You need an open mind and you meed to be positive, motivated and ambitious. Remove all the negativity in your life.

If you dont have these qualities and cant remove the negativity then you will give up before you even begin investing.

Be cautious of what people say. Everyone has their own things that work for them but may not work for others.

So again, Welcome and hit me up with any questions you may have and I will try to help.

Welcome Lisa. Education is definitely something needed to invest properly. Its good you're interested in RE. There are still some good deals to be found.

As Tom mentioned our 5the event was awesome. We havemt started planning next months but keep an eye out for it.

I used Galaxy Granite on Mound in Sterling Heights. Included everything.

Another place I have used is Great Lakes Granite in Redford. They do a lot if not all of the big box granite installs. I went to Home Depot to get pricing, and was sent there to pick my slab. I cut out the middle man and saved some cash. Their install was better than Galaxy, but it took longer to deliver because they are busier.

Thank you very much. Granite is a trade I am looking for in my company expansion. Im starting a renovation company and am researching for subs and trades aside from my current ones.

Michigan law requires a landlord to hold personal property left in a house for 30 days after tenant leaves.

You will have to consult an attorney about your specific situation. Definitely take pictures.
