Small multi-family (2-4 units) buy & hold investment.

Purchase price: $97,000
Cash invested: $15,000

Another duplex that needs some TLC, this property is our first deal with Subject To financing. It is intended to be a long-term BRRRR, with improvements made gradually and a cash-out refi to pay off the existing financing from the previous owner.

@Zachary Moon You sound like you're off to a solid start! My wife and I are house hacking a duplex in Pottstown, and I definitely think you're on the right track with seller financing/subject to. The BRRRR strategy is one we've been using effectively in Pottstown as well. Brandon Turner's book The Book on Investing in Real Estate with No and Low Money Down addresses exactly the situation you're asking about, and it has a lot of great ideas. You should also consider making relationships with private money lenders and hard money lenders, and find out what their terms are for borrowing. Partnerships could also be a good option for you.

Investment Info:

Single-family residence private money loan investment in Stowe.

Purchase price: $80,000
Cash invested: $25,000

This is a single family row home that I purchased with a partner and a private loan. We found it through a wholesaler. It was uninhabitable and a half-finished project, so we will finish the rehab and refinance to complete the BRRRR on this deal so we can move onto the next one.
