All good ideas so far. Here is one I was going to do but due to closing and overall costs, didn't: - Vivint: 3 Year contract paid up front; new owners take over already paid for account. Requires electric/Internet. They install everything wanted at a free or great price. Good selling point! Already connected security system. - Investors Insurance Policy which includes burglary. Have a room in the house or a garage that requires a key to access from either side of door to access. This is what I decided to do during my Rehabs. I haven't had any issues. Good luck. -

I would try Bull Realty Resources Section, marcusmillichap.com, capstone financial, propertyline.com, and other commercial lenders in your area. They will have good resources for you to use and may already have a buyer looking for your CAP rate.

Hi Mark. I just started in January this year investing after a few years of education. Living in Virginia, I have purchased and later sold a single family in Alaska and Ohio. Currently, rehabbing a property in Cabot, Arkansas. I have never physically been to the properties. So, with that, if I can do it, you can do it. Takes having a plan with a team. Not one individual can do it all. Good luck .

Suggestion: 1. Hold 1 year of required expenses in an emergency savings account to include: rent , utilities, vehicle fuel, food, insurances, IRA mandated contributions (if you have any) plus anything else. 2. Ensure you are completely debt free. 3. Decide, with your spouse, if you have one, what your investment goal is. Flipping (equity deals), short term hold (up to 5 years then resell) or long term.. 4.....ALWAYS have a plan...from start to finish on every deal. Always need a plan in place.
