Fully agree with you, @Noel Desautels! I have a lot of people looking at, and buying in Scarborough in general, as well as in Southwest Scarborough. That stigma/bias is dissipating, but it is taking a long time.

@Tapanga Matthews, yes, I think a 4-student property would be a great start.

Brampton has been extremely hot of late in terms of appreciation of the Real Estate, and the demand by buyers.

It is hard to coach you in writing, but basically you need to look at your resources (financial, time, and talents), and have qualified Real Estate professionals guide you in where you can best utilize them.

For example, if you have a healthy down payment available for a property 30-45 minutes from where you live, in a market a little less hot than Toronto or Brampton, and you have the time and ability to manage the property and your tenants, then I would say go ahead.

But if you have a small down payment, no extra time, and few Real Estate-related talents, then I would say that you need to re-evaluate your investing options and get professional guidance on which Real Estate options you should consider.

@Glen Frailey, aside from my day job as a Real Estate Broker, I teach a course I developed on Real Estate Investing, at the University of Toronto.

I have lost count over the years of how many professionals have come to take my course, and bemoaned the fact that they spent $299, $999, $1999, or even $11,999 on a "boot camp" or "intensive 2-3 day course" on Real Estate. I have literally never had someone, in 15 years, tell me that he or she truly valued such a course and made money in Real Estate because of it.

Welcome to investing in Real Estate, @Tapanga Matthews! As you probably know, the GTA in general has been on fire for years.

Brampton has been on a particular tear of late.

I would caution you against thinking that most students will stay for more than one year. Most don't, as they finances, friends, and interests change.

@Florent Gonthier, this is really dependent on your budget.

I would love to see you in a freehold investment rather than a condo one, if possible, but condo can do the job if that is the default option.

You are correct that your Realtor should be able to lease the unit for you. Be cautious of Realtors you don't know well, who promise this while you are considering buying a property (most of them are much more interested in selling you the property than actually being diligent in finding you a tenant after they are paid).

Bonsoir @Florent Gonthier, and welcome to BP! My only immediate comment to your introduction is to think very carefully about how far away you invest (in relation to where you live), if you plan to be a hands-on property manager. I guarantee that there are some weeks when you will have to visit your investment property more than once, and if your time is worth something to you, you will start cursing yourself if your drive alone is five hours, round-trip.

We are in a cycle which has never occurred before... instead of trying to game or time the market (sometimes known as speculation), many are just investing in Real Estate fundamentals (positive cash flow, or quality property in quality location will be worth more down the road).
