@Aaron Xie, with that budget, I'd suggest you try and look in Toronto proper, for a few reasons:

- Anything under or around $1M is going to become more and more precious as a few hundred thousand condo buyers from the past decade try to make the move to a freehold (non-condo home).

- IF there were any sort of downturn in the market (which I don't see for a good 3-5 years), properties in the City of Toronto will likely be better insulated from any levelling off, or loss in value.

- There are good opportunities to buy smaller homes on good sized lots, obtain approvals to build a much larger house, and sell the property to a builder or end user, with approved plans.

Hi @Aaron Xie! A little more information is required. It I was sitting down with you, I'd ask:

- Budget?

- How many people in your family? Adults? Kids? Babies?

- Public or private school for the kids (or university)?

- Do you plan to drive downtown or take public transit?

- Which type of communities do you like living in?

- How large of a house do you want, and which age should it be?

- Which neighbourhood amenities are important to you (shopping, restaurants, green space, community centre, etc.)?
