I am currently a little over a week in my first Direct mail campaign! I sent a "small" very specific list, and i've already received replies withing first four days! YES!!! I planned on doing this myself but i've been very vocal about my plans to my family and friends, so now I have two friends and family member that want to be capital partners in a BRRRR strategy adventure. What steps should i take now

How/where is the capital held during our search for the property? 

should i wait until i've found the property? 

place it in an account that can be easily accessed?

should we create some kind of contract regarding access to the funds?

any information would be great! I would love to hear actual accounts of how experienced investors did this.

I would like to get feedback regarding the difference between tax value and market value. 

examples of why sometimes tax value is higher or lower?

can it change back and fourth? why? when?

can we use that to determine/predict local market?

Any information would be great!

Wow, $400+ is great on a single family! Is that VA loan? 100% financed?

We're looking for property to use the BRRRR strategy now. I'm extremely excited!

The reason im asking about options for refinancing out of my VA loan is to free up the money again. We about 3 months away from retirement and are able to move to the most profitable area for house hacking. With the VA loan free we can do this without using any of our capital saved for our BRRRR strategy deals.

That being said, I've recently "seen the light" and come to understand that we can to the same thing with FHA and a small percentage down.

@Kenneth Garrett this particular loan is not a commercial loan. But, thank you for your input. I am searching diligently for a small local bank.

@Dalton Osmanski You're right. I've been looking at different options for lenders throughout the day. I'm going to speak with my wife and seriously consider living in the multiplex. it seems to make a lot of sense and a year goes by very fast.

@Account Closed Thanks for your input, I'm very excited for the day that i will be negotiating on a commercial property! It will come soon. While i've got you, if you've already done so, and have some (do's and don'ts), i'm sure everyone on this thread will learn from them!
