For low down payment try building a relationship with one of your local credit unions that does portfolio lending. I have a 30 year relationship with mine and they give me 5% down no PMI. I'm currently working on a 12 unit for 1 million. With 40 loans closed 41 on Friday they know and trust me.

Paid cash except for Alfa, my credit union gave me 0.89 percent for 36 months. It's paid off now.

This is awesome! Thank y'all for making this happen. I look forward to donating to such a worthy cause. 

My wife and I have been very lucky and blessed through real estate. We have given one home away to my brother-in-law after he became to I'll to work construction anymore. 

Was planning to do the same for my sister but her condition was worse than her doctors thought. Cancer had completely spread throughout her body and she passed away.

You are correct Thomas, I don't actually know much other than cash flow today after expensive. I've been doing this way for 35 years now. It's worked pretty well for me so far. When I sold my 32 doors in 2007 my net worth in cash doubled. I never have touched that money. 

I can live very well for the rest of my life without owning my crash pads or my other 4 rentals. I'm certainly not an expert and don't pretend to be one. I'm just a guy telling his story and hope it might inspire someone to take that first step.
