I forgot to mention I did sell that first house for $32,000. But we had a rash of teenagers burn down almost every unoccupied house in town. Very tragic but it did increase property values.

I've been using F.L.O.P.S strategy for the last two years. I'm buying and selling 3 to 4 flops a month. 

What is F.L.O.P.S?

F - Find

L- Losing

O - Opportunities

P - Purchase

S - Sell

My agent sends me information on all investment properties sold for 20k to 100k. I drive by the properties and if one of the rip off contractors is doing the rehab. I get the purchaser information at the tax office and if they are out of town investor's I contact them after their flip has become a flop. Then I make a "I'm here to save you offer". Then I sell to one of my local investor's. This is the easiest money I've made in 35 years as a real estate investor. 

Would love to hear about others doing the same thing. There's so many ways to make money in real estate. I love this life!

5 of our 9 properties are crash pads. Closing on #6 on July 26. The crash pads are all new homes and cash flow $3000 a month. The best thing is I get paid directly from the company not the tenants. Our lease is 12 months minimum most are 24 months. I'm really glad there's so much hate in real estate investing and not everyone is doing them. By next year this time I will have 10 crash pads. The only thing slowing us down from scaling more is there's only a few new home builders in my market that I will buy from.

We do 5% down with no PMI at our local credit union. However I have a 30 year history with them and they hold a large amount of my personal money. They keep my loans in house.

A house hacked is an awesome way to start. I didn't start with a house hacked but I did midway through building my portfolio. I hope you have much success!
