When you finance any deal you create a note. Texas is a note and deed-of-trust state. If you have a title company that is investor-focused (or supportive), and owned by an attorney (or at least has good relationships with a law office) then you should have a helpful guide to generate the debt instruments needed.
Alan Cesker is such an attorney that also runs a title company. He is in Austin and could refer a Dallas resource.
Also Wally Tingley and Associates are famous for the "Wally Wrap".
I am not affiliated with any of these. I have used Alan on deals, and recommend.
I am not sure what you mean in your question when you state "not having an end buyer". Are you seeking debt through a note, secured by the real estate, so that you can hold as a rental?

I do skip traces as part of my prospecting activity. I am seeking to work with others who find vacant properties. One such manner is if you receive a returned direct mail piece, don't throw it away. I would like to skip trace the owners and see if contact and a deal can be made. I would like to prospect your returned mail. If a deal materializes, you get first rights on the deal. If you don't want the deal you get paid for the stale lead. I can do this in other markets, but I am local to the DC area. PM me if interested.

Thanks for sharing. I am starting a farm near Winchester, VA (20 miles away) with intentions of duplication those efforts into several other farms.

The transition of farm real estate is an emerging trend that is building steam. The legalities involved will be worth noting. A large governmental influence combined with a corporate effort is a force to give our focus, attention...and possible fear.

We have done extensive tax lien investing. I'm also from Winchester, VA. Small world, especially for tax lien advise considering VA is a deed state.
We see approximately one forth of liens redeem every quarter. This is a very general guide.
Also, the property that you held the lien for, sounds like a nice asset. Owners have a variety of circumstances that cause a property to be delinquent on taxes. The nice ones certainly don't want to risk the lien transitioning into them losing the property.
Congrats on your fast 5%! That's how you win the Florida tax lien game.

Thanks for the feedback. It does appear to only pull REO property, not pre-foreclosure. I was just browsing the site and was very underwhelmed. It does look like some data mining based on key words, a link here, county records there...
Always trying to sell you something extra...
They do have a section for private lenders that I will explore. Many "private lenders" are not that at all, but scammers. Some are legit. A list with some is always good. I can filter the BS.
