I do private money deals on land flips. Use an attorney. It is well worth the money to relieve you of any possible liability, and they'll likely suggest provisions you haven't even thought of. It will likely lead to others wanting to invest with you as you'll look more trustworthy and professional. You're trying to run a business not a lemonade stand, right?

Why don't you slide over to military housing to learn the ropes? Then you can go-to the more traditional private sector. That is what I would suggest.

This is an example of government tyranny. The kind that needs to be sent packing. If things ever return to "normal", I'd fire sale my shiz and leave that arm pit.

Analyze deals. Reach and meet prospective sellers, etc. All of that takes time. A month is nothing. Move like a ninja not a marching band.

I would use the best agent for a particular task. Whoever has better deal flow should be your purchasing agent. Likewise on the sell side. Ideally, your flipping partner will likely not have time to be a selling agent and it's probably good to have a little separation. If you get good as a flipper, you'll have enough for all 3 to be successful. Good luck.

You've been bitten by the bug. Congratulations. Now just go through the podcasts and make sure you get your finances together so you'll be able to borrow money at the appropriate times. Until I found biggerpockets, the terms media and education were mutually exclusive. You probably could put that degree to work by working for BP. Joking aside, it's easier to invest while having a W2 job, so focus on that too while learning RE. Good luck.
