Water source? Is this a well or pond/creek/wetland? I'm assuming well by the distance. You make it see if the adjoiners are now using municipal water and the well may be for gardening, or maybe see if septic wasn't stalled first and then the well was installed later and is actually the violator.

How much rehab does it need? What's your plan for this house? What is the ARV for the area? Hold or flip? Need this info for advice.

Shop the land to like-minded suitors and see if you get some takers to create a  highest/best. With raw land, I like to leave a little meat on the bone to entice the buyer. Like Dave said, you can get stuck carrying some interest for just the chance at a little more money, meanwhile that land is producing nothing. Keep your money moving.

Pensacola always gets hammered. The way it is laid out combined with the sheer volume of rain that falls now, is something I don't how they can fix. I used to do DOT work there. There are some massive holding ponds off of cervantes Street and others. There all uphill from downtown. When you have the bay coming in from the south and that much rain, downtown has no chance. I would repair, stabilize, and sell. Good luck.

Foreclosures or any property that can be redeemed seem like a lot of trouble to me. On the first few, I would stick to a more standard deal, unless you have an experienced partner or realtor that can guide you through foreclosure investing. It's really hard to invest with no money. Good luck.

Don't try to do any investing right now man. It's hard enough with good credit and a willing spouse. I was in your spot 15 years ago. Get all of your life stuff straight and your finances in shape, then attack. In the meantime, learn and prepare for the right time. Good luck.
