Something isn't right with the perc test. Either the soil was reported wrong or the depth to water, or something. Tank size is based on the number of bedrooms. A duplex with 320' seems fine but I would need to see the report. The design was to be based on flawed data somewhere, or a change in conditions. You may have to install a mound system to give you some more filter. The gray water into the storm is a big no no. You have problems, because gray should going into the field too. Have you talked to the local health department rep? Neighbors will sue you over this is it gets onto their property. I've had to map these poop puddles for court.

In the meantime, fence it off and defend it as your own until one of the heirs comes out of the weeds. If not, you'll have the adverse possession clock already ticking.

Prices are out of control imo for dumps. Hours on market, properties selling multiple times in a year for margins, the amount of mortgage surveys that some of my buddies are doing. Many new flippers. Things like that remind me of 2006.

You can go on Zillow and filter to just show sold properties. That's an easy way to get an idea of comps. It's best to use appraiser's or agents data, but Zillow will allow you hone your skills without bugging a professional. As far as rehab costs, go look at some properties and make lists and photos of what needs work. Call some contractors and ask for ball park costs for rehab on items. Take this and work backwards to see what you can pay. It's not going to be exact but will give you an idea. You'll get better the more you do. Buy something and make it work.

You have to know where the builders, developers, and homeowners want to be and what they need. Get ahead of them and have the lot they want. For instance, the land I just developed was in a hot school zone. I knew what builders were paying for lots so I went out and found some, cut the lots, and took to market. Path of progress. It's less of a gamble than just buying a parcel and hoping someone will want it one day.
