I wouldn't do anything unless they file a suit on you. In my experience, usually the city will trim the roots or remove the tree and repair the sw themselves. You probably could be liable if your tree is causing damage to their improvements. Where is the right of way? where does your property start? Is the tree on your land or in the cities row? That is the first thing you need to find out. Hire a surveyor.

The best way to get started is just start. Buy something. It's scary I know but you'll figure out. Not starting is worse than losing money. Don't worry about systems and a team or naming your LLC. Buy a rental or a flip, get one under your belt. You'll get better and figure it out. Grab your future by the throat and take it

We have 2 leases near my home, but they haven't put the equipment in. I gave a survey proposal on one of them and there was a stack of nondisclosure docs so I never found out what the lease would pay or the length of time. Both were on big farms that produced nice peanuts, cotton, or soybeans depending on the year, so it must have been a decent amount to take that land out if production.

Send them a letter stating their improvements are inhibiting your landscape's true potential.

Thanks for the write up. I use podio for my land surveying office and it does pretty well for me. Admittedly, I don't get the full benefit out of most software as I don't dig in enough. Usually zoning is all for getting rid of a MHP. Should be doable.

You don't. You cover with lvp or carpet or in my first rental, stain the concrete. It's just the reality of it.

Its hard to advise without specifics, but with sewer and water 6000 sq ft is buildable. Was the denial due to topography, setbacks, minimum lot frontage? Could your lot by be used for parking or access to a new development adjacent to you? Lastly, would the neighbors purchase to keep you from putting an "undesirable" business next door? You can find a way to make this dirt desirable.

Hi Kevin,

That buyer tied us up until he found some cheaper land. I have since sold one lot for more money, and the remaining lots to a second buyer so with closing costs and such I will still be at the same profit margin. These are supposed to close in 2 weeks. I'll still update once I see the checks clear. Good luck with your deal.
